In February 1890, 651 residential erven in Arcadia were established in central Pretoria. This resulted in many hotels and apartment blocks being developed in this area during the 1930s. The Maxim Hotel Annex is a remaining example.
According to Lochhead's Guide, Handbook and Directory of Pretoria 1913, all the stands in Hamilton Street (between Pretorius and Schoeman Street) were vacant. Tourism increased in Pretoria after the establishment of a tram and bus service in 1890 which connected the suburbs to the city centre, the Pretoria Train Station, and the National Zoological Gardens. New hotels and bed & breakfast facilities accommodated the influx of visitors. The first notice for the development of erf 299 is dated 1926. The Maxim Hotel and Annex were built on erf 299.
The first application (1926) was for a house and outbuilding. The second application (1936) was for a double-storey annex.
HPA was appointed in 2016 to oversee the full refurbishment and restoration of the Maxim Annex, complete with a small garden on the north side
